We are a family-run estate agent operating since March 2021. We work hard to create and maintain a personalised service and relationship with our customers, and pride ourselves on being more than an agent.

We understand that buying and selling a home is not just a business transaction – it is a whole new beginning. That is why we offer a personal touch to make the process as easy and hassle free as possible.

Available when you need us

We provide a 7-day telephone service and aim to be available when you need advice and assistance. Our viewings package is included as standard, helping to maximise the sales process and allowing you to leave viewings in capable hands.

Unlike many agents, the same individuals process your property from valuation stage through to offer and completion. We also liaise continuously with solicitors and other agents to help overcome delays.

How we sell your property

Your property is marketed across the major property portals, supported by our own Facebook and Instagram activity. We also maintain a database of applicants looking for homes and match them with every suitable new listing.

We manage viewing bookings, confirm appointments with all parties and gather feedback after each viewing so you stay informed throughout the process.

How much does it cost?

  • There are no up front agency costs. Your agent will discuss the fee to sell your home, which is payable on completion. If your property does not sell, you do not pay the agency fee.
  • Solicitors’ fees average around £1000 to buy and £1000 to sell, plus VAT and disbursements. We can refer you directly to a recommended solicitor we work closely with.
  • An Energy Performance Certificate is required for your home. This is £99 and can be organised on your behalf.

Mortgage support when you need it

We work closely with a team of mortgage advisers who can provide financial advice regarding your home purchase and mortgage. There is no charge for the initial advice, and they have access to the full market of possible lenders.

The team works 7 days per week with flexible hours, so they can arrange a convenient time to speak with you.

How long will the process take?

Every property, location and set of selling circumstances is different. If your home is marketed at the right price, the average time to sell is around 21 days, depending on the market at the time.

Once your property is sold, completion can take from 8 weeks onwards. Your agent will discuss likely timescales with you in more detail and guide you through every step.

How often will you be updated?

When your property is listed, you will receive notifications and requests regarding viewings. After viewings, feedback is shared either electronically or by telephone.

You will receive frequent updates, usually every 1-2 weeks, regarding your sale. Once your property is under offer, your agent will continue to guide you through the next stages.

What happens after sold subject to contract?

Before an offer is accepted, we obtain full ID and evidence of funds from the buyer. We confirm solicitor details with both sides and begin liaising with solicitors regarding the sale.

The legal process then begins. Surveys may be conducted where the buyer is purchasing with a mortgage, local searches can take up to 4 weeks, draft contracts are issued and outstanding enquiries are raised and answered.

Once searches are returned, the mortgage is in place and enquiries are satisfied, dates are discussed with both parties before exchange and completion take place.

Can the sale fall through?

A sale can fall through up to exchange. When you receive an offer, the stability and motivation of the buyer are considered, and we will give you clear advice at that stage.

If a sale does fall through, we work hard to contact previous applicants and leads, arrange further viewings and secure a new sale as quickly as possible.
